Chicago Condos for Sale

Your Fellow Condo Owners May Influence Your Decision

Chicago condos for sale come in all shapes and sizes. So, what should you do before you opt to purchase a condo?

1. Inquire to check the minutes of the Association of condo owners. You will find out what some of the members have been working on. Is it the heating system or is it the front door that is regularly not working? Is the management company having problems keeping the building running smoothly?

2. Are the members of the association paying association dues on time? If they are not, it may be either because residents are not happy with the managers or that low funds may be a problem for the association.

If the Chicago Condos for sale that you are considering purchasing are too good of a deal, it could mean that there are problems you don’t know about - so be extra careful! Being in a badly taken care of condominium complex could turn your dream home into a nightmare.

3. Is there a backup fund? Going without a surplus fund can be a disaster when significant works need to be set to as the building ages and restorations have to be done.

4. Does the association have an appropriate insurance policy for the total real estate development? First and foremost, ask for a copy of the insurance, which specifies the association’s policy. Double-check that the replacement costs are covered right. Then check that the insurance has a building-ordinance article. This will be very important when the entire building must be remodeled to meet safety requirements. At long last, verify that you realize just what the association policy compensates and what you would need to insure yourself. Get an attorney and/or insurance agent to tell you the items if you do not grasp any part under the insurance policy.

5. What kind of rules apply to resident? Are the laws consistent with state laws? Again seek help from property lawyers. A condo has got numbers of more rules and by-laws. So, get hold of a local real estate attorney and have him or her go over the association bylaws. Do they make sense? Some laws may be ambiguous so have your lawyer investigate them.

6. Are leasers not treated fairly? If renters make up more than 10%, there should be clear rental policies, either delineated in the by-laws or appended as an amendment. Ask other occupants about how they have been treated. Additionally, demand to view the association’s rental lease, and have a property lawyer examine it. On the other hand, these regulations can be varied as needed.

7. Do I have to run my condo development? Be wary of a condo whose tenants handle the place for themselves. These could portend troubles for members that live elsewhere.

If the building complex is professionally managed, look into the management company soundly. Ask others in the neighborhood. And be certain to speak with the day-to-day manager in person. Immoral managers can be very hard to deal with.

Don’t get your heart set on a Chicago condo just because it looks nice. You may get stuck with a bad property unless you thoroughly look into all Chicago condos for sale.
