Affordable condos in East Rogers Park

Buyers on the market for an affordable condominium in Chicago may have to head a bit further from downtown to find the best deals in the city. East Rogers Park is one neighborhood that offers plenty of opportunities for buyers.

One development with several units currently on the market is located at 1415 W Lunt. This recent rehab offers a total of 52 units, with floor plans ranging from studios to two bedrooms. There are no studio units listed on the market at this time, but with recent sales prices under $100,000, buyers will want to keep an eye out for these floor plans.

The most affordable condominium is a one-bedroom unit that is priced at $175,000. Several two-bedroom condominiums are also available at this time, with prices for these units starting from $200,000.

Amenities in these condominiums include stainless steel appliances, granite countertops, and hardwood floors in the kitchen, marble countertops in the master bath, and a washer and dryer.

Condo sales drop for fourth consecutive year in Buffalo Grove

Buffalo Grove was one of several markets to experience a sharp drop in sales of single-family homes during the first quarter around the Chicago Real Estate market.

According to data from the Chicago Association of Realtors, a total of just 40 condos and lofts were sold in the neighborhood during the first quarter, down from 53 units sold during the same period a year ago. It was the worst showing for the quarter in more than 17 years in Buffalo Grove, and well off the high of 100 units seen in 2004.

However, demand could pick up in the short term as buyers start to see lower prices for condominiums and lofts around the neighborhood. The average sales price during the first quarter was down by 7 percent from the same period last year, and could continue to fall in the short term. However, a stabilizing inventory of units on the market could work to keep prices stable.

If you’re selling your condominium in Buffalo Grove, you can now expect to wait an average of 150 days to find a buyer, up just 3 days from a year ago. However, this is the longest that it has ever taken to find a buyer in the past 17 years, and will continue to put pressure on prices in the short term.

Prices coming down at 800 S Wells

Buyers are starting to see a lot of deals in new construction condominiums around the Chicago region. One development that currently offers some incredible prices on new condominiums is River City. Built by American Invsco, this development is located at 800 S Wells.

The most affordable unit on the market at River City is unit 1038. This condominium has been on the market for 275 days, and has been reduced in price from $178,000 to $139,900. Residents enjoy a total of 660 square feet of living space in this one-bedroom condominium. Two other units are also priced at $139,900.

One of the most recent additions to the market is a three-bedroom and 2.5-bath unit that has been for sale for just two weeks. This unit is priced at just $189,900, the same price range as the more expensive one-bedroom condominiums at River City. The owner of unit 536 has brought the price for this three-bedroom condominium down from $329,900 to just $199,900.

Buyers looking to take advantage of these incredible deals will want to hurry. The Chicago Real Estate market now offers a number of affordable condominiums in some of the best neighborhoods in the city.
